Nope, my house sits on a little ridge but no one floods in this town. We get so much rain that towns here are ready for them with enormous storm drains, etc. My house sits up about 20 feet above sea level and the neighbor behind me is at 12 feet above sea level. We get flooding on some city streets, up to 3 or 4 feet deep at times, but it drains away within 30 minutes. If a tropical storm hangs around a few days and drops lots of rain on us a few houses along the river will flood. We've seen up to 16 inches of rain in 24 hours when a tropical system dumps on us but it's been a few years. Remember that it's only about 50 miles to the Gulf of Mexico and all the land slopes that way. Plus, we've a major river system within 6 miles of us to the east and another that is 30 miles to the west. This doesn't count all the bayous that drain south and into the rivers. You and Jimmie need to come visit sometime and see some real flat land and some alligators and snakes. George
